Most under-$350K options are townhomes and condos
Over the last 12 months, 25 Elgin subdivisions had a median sale price of $350,000 or less. 18 of them are mostly townhomes and condos and 7 are mostly detached houses. So if your budget tops out around $350K, the attached side of the market is where most of your choices will be.
That isn't a bad thing. It just means you should compare the full monthly cost, not only the price.
Taxes plus HOA: the number that matters
A townhome usually comes with an HOA fee. A house usually doesn't, but it often has a higher tax bill and you handle the roof, lawn and snow yourself. Here's how six of those neighborhoods compare (typical values from closed sales):
| Neighborhood | Type | Median sale | HOA | Taxes | Taxes + HOA | Typical days on market |
|---|---|---|---|---|---|---|
| Oakwood Hills | Townhomes & condos | $234,500 | ≈ $282/mo | $302/mo | $584/mo | 10 days |
| Fieldstone | Townhomes & condos | $289,900 | ≈ $267/mo | $359/mo | $626/mo | 15 days |
| Willow Bay Club | Townhomes & condos | $291,100 | ≈ $312/mo | $407/mo | $719/mo | 5 days |
| Sunset Park | Mostly houses | $300,000 | Usually none | $435/mo | $435/mo | 7 days |
| Parkwood | Mostly houses | $328,000 | Usually none | $476/mo | $476/mo | 6 days |
| Summerhill | Mostly houses | $339,900 | Usually none | $520/mo | $520/mo | 4 days |
Notice how close they land. In Oakwood Hills, taxes and HOA together run about $584 a month. In Sunset Park there's usually no HOA, but taxes alone are about $435 a month, plus the upkeep an HOA would otherwise cover.
They sell fast
Several of these neighborhoods had typical market times of a week or less. If one is on your list, get pre-approved first so you can make a strong offer the day you see the right home.

Frequently asked questions
Can I buy a house in Elgin for under $350,000?
Yes. Over the last 12 months, 7 Elgin subdivisions with mostly detached houses had a median sale price of $350,000 or less, including Sunset Park, Parkwood and Summerhill. Most under-$350K options are townhomes and condos, though.
Is a townhome cheaper than a house in Elgin?
The price usually is, but once you add HOA dues, the monthly cost of taxes plus HOA can be close to a house with no HOA. Compare the full monthly payment, not just the price.
