First-time buyer guide · Elgin, IL

Buying your first home in Elgin, step by step.

What it really costs, what help is available in Illinois, and which Elgin neighborhoods fit a first-time budget, from a local agent who does this every week.

The short answer

Most first-time buyers in Elgin buy with 3–5% down (FHA or conventional), not 20%, and may qualify for Illinois IHDA down payment assistance. In the last 30 days, Elgin's median sale price was about $365,000 for detached houses and $278,000 for townhomes and condos, and 54 of 90 sales closed under $350,000 (closings Sep 20 – Oct 19, 2026). Budget carefully for property taxes, which run about 2.55% of the home's value per year.

How much do I need to buy my first home in Elgin?

Less than most people think. You do not need 20% down. Most of my first-time buyers use one of these:

  • FHA loan: 3.5% down with a credit score of 580 or higher.
  • Conventional loan: as little as 3% down for qualified first-time buyers (lenders usually want 620+).
  • VA or USDA loans: 0% down if you qualify (VA for veterans and service members; USDA only for eligible rural addresses, which rarely includes Elgin itself).

Here's a real-world example at $350,000, about where many entry-level Elgin homes sell:

CostFHA (3.5% down)Conventional (5% down)
Down payment$12,250$17,500
Closing costs (roughly 2–4%)$7,000–$14,000$7,000–$14,000
Property taxes (about 2.55% a year)≈ $744/month≈ $744/month

Property tax estimate uses Elgin's median effective rate of 2.55% (Ownwell, 2026). Your actual bill depends on the home's assessment, township and exemptions. Closing costs vary by lender — your Loan Estimate shows the exact figure, and sellers sometimes agree to pay part of them.

Elgin tip: property taxes are the number that surprises buyers here. Illinois has some of the highest property taxes in the country, so we always compare the full monthly payment — not just the price.

Is there down payment assistance in Illinois?

Yes. The Illinois Housing Development Authority (IHDA) offers down payment and closing cost assistance that can be forgivable, deferred (no monthly payment) or repayable. Typical requirements:

  • You use an IHDA-approved lender and the home is your primary residence.
  • You complete a homebuyer education course.
  • You meet income and purchase price limits for Kane or Cook County.
  • A minimum credit score (often 640 for IHDA programs).

Funding is limited and program amounts change, so check current numbers at ihda.org or with an IHDA-approved lender. I'll connect you with lenders who use these programs every week.

What are the steps to buy a house in Elgin?

  1. Talk with a local agent first. It's free and it saves you time. I'll walk you through the whole process, help you set a realistic budget for Elgin (including property taxes), and give you the names of a few lenders who know this area and the Illinois assistance programs, so you can compare them. You always choose your own lender. Text me to start.
  2. Know your number. Budget for the full monthly payment, including Elgin property taxes and insurance. Try my buyer calculators.
  3. Get pre-approved. A lender checks your credit, income and savings. Start with my free Mortgage-Ready Guide.
  4. Sign a buyer agreement. Since August 2024, you sign a written agreement with your agent before touring homes. It spells out exactly what I do and how I'm paid.
  5. Tour neighborhoods and homes. We compare schools, commute, taxes and HOA fees side by side.
  6. Make an offer. In Elgin right now, homes are selling at about full asking price, so a clean, well-supported offer matters.
  7. Attorney review and inspection. In Illinois, buyers and sellers usually each hire a real estate attorney. Attorney review is typically 5 business days, and your home inspection happens in that window.
  8. Appraisal and final loan approval. Your lender orders the appraisal and issues the clear-to-close.
  9. Closing day. You sign, the funds move, and you get your keys — usually 30–45 days after your offer is accepted.

Which Elgin neighborhoods are good for first-time buyers?

These are the neighborhoods I show first-time buyers most often:

Neighborhood12-month medianWhat it's like
College Green≈ $290,000Established northwest-side homes near Elgin Community College
Cobblers Crossing≈ $325,0001980s–90s homes and townhomes, good-sized lots, no HOA on most homes
Valley Creek≈ $380,000Mature trees and good-sized lots on the southwest side

Don't skip townhomes and condos

The MLS separates detached single-family houses from attached homes (townhomes, condos and duplexes), and the prices are very different. In the last 30 days (closings Sep 20 – Oct 19, 2026):

Detached housesTownhomes & condos
Median sale price$364,900$277,875
Sales under $350,00025 of 5729 of 33
Active listings under $350,00019 of 11140 of 47

So if your budget is under $350,000, most of your options will be townhomes and condos. They usually come with a monthly HOA fee, so we build that into your payment. See the full Elgin market report.
