Where are the new construction homes in Elgin?
Most new construction in Elgin is on the far west side, west of Randall Road, where there's still open land. Communities buyers ask me about include:
| Community | Builder | What to know |
|---|---|---|
| Ponds of Stony Creek | Lennar (Phase II) | Listed from the low $600Ks; 12-month median sale ≈ $689,000 |
| Waterford | Lennar (Horizon collection) | Listed from the mid $500Ks; 5 recent sales averaged ≈ $545,000 |
Starting prices as listed on NewHomeSource in October 2026; builders change prices and incentives often. Sales data: my analysis of MRED MLS data.
Do I need my own agent to buy new construction?
The builder's sales team works for the builder. Having your own agent costs you nothing extra in most cases, but you usually have to bring your agent on your very first visit or registration, or the builder may not work with them later.
What I do for new construction buyers:
- Compare builder incentives (rate buydowns, closing cost credits, upgrades) against what a preferred lender actually charges.
- Have your attorney review the builder contract, which is very different from a resale contract.
- Line up independent inspections before drywall and before closing.
- Compare the same money spent on a resale home nearby.
The new construction property tax surprise
Also ask whether the subdivision has an SSA (Special Service Area) tax or a monthly HOA fee. Both are added to your monthly cost.
Spec home or build-to-order?
Spec (quick move-in) homes are already under construction. You can close in weeks, and builders often offer bigger incentives on them. Build-to-order lets you pick the lot, floor plan and finishes, but expect several months, and upgrades add up fast. I'll help you price both.
Frequently asked questions
Are there new construction homes in Elgin, IL?
Yes. Most new construction in Elgin is on the far west side. Lennar's Ponds of Stony Creek (Phase II) and Waterford (Horizon collection) were listed in October 2026 from roughly the mid $500Ks to low $600Ks, according to NewHomeSource.
Can I use my own realtor with a builder in Elgin?
Usually yes, and it typically costs the buyer nothing extra, but most builders require your agent to be with you, or registered, on your first visit.
Why are property taxes lower on a new build at first?
Illinois taxes are billed a year behind, so a new home's first bill may reflect only the land or a partly built home. Once fully assessed, taxes rise, so budget for the full amount.
Should I get an inspection on a brand-new home?
Yes. An independent inspection before drywall and again before closing catches issues while the builder can still fix them.
