6 costs first-time buyers underestimate in Elgin.

The price of the home is only part of the picture. Here's what to budget for so there are no surprises at closing.

The short answer

The costs Elgin first-time buyers most often underestimate are property taxes (about 2.55% of value per year), HOA dues on townhomes and condos, closing costs, inspection and appraisal fees, how their agent is paid, and savings for after move-in.

1. Property taxes

Elgin's median effective property tax rate is about 2.55% of the home's value per year (Ownwell, 2026). On a $350,000 home that's roughly $744 a month, often more than buyers from other states expect. Your actual bill depends on the township, the assessment and exemptions like the homeowner exemption.

2. HOA dues

Most townhomes and condos have HOA dues, commonly a few hundred dollars a month in Elgin's under-$350K neighborhoods. Ask what the fee covers (exterior, roof, snow, water) and whether a special assessment is planned.

3. Closing costs

Plan for lender fees, title, prepaid taxes and insurance, and escrow deposits on top of your down payment. Your lender's Loan Estimate shows the real number. Some IHDA programs can help with closing costs, and you can sometimes ask the seller for a credit.

4. Inspection and appraisal

You'll usually pay for a home inspection before closing, and the appraisal is often due early in the loan process. Budget a few hundred dollars for each, plus extra inspections (radon, sewer, termite) if the home needs them.

5. How your agent is paid

Since August 2024, buyers sign a written agreement with their agent before touring homes. It states how the agent is paid. Sometimes the seller covers it, and sometimes it's part of your negotiation. I explain all of this before you sign anything.

6. The cushion after move-in

Keep savings for the first months: utilities in your name, small repairs, window coverings and moving costs. A home that leaves you with zero in the bank isn't affordable, even if the lender approves it.
